Upland Home Addition
A thoughtfully planned residential addition featuring a new primary bedroom and bathroom, covered outdoor space, and electrical upgrades designed to improve the home's comfort and functionality.
Project Overview

The Upland project involved expanding an existing residence with an approximately 400-square-foot addition consisting of a new primary bedroom and bathroom. The project also included a new 160-square-foot patio cover at the rear of the home, creating additional covered outdoor space for the homeowners.
As construction planning progressed, the home's existing electrical system presented an important constraint. CoreFrame Builders
incorporated the necessary electrical improvements into the project, allowing the addition to move forward while also improving the electrical capacity of the existing residence.
Project Goals
The homeowners wanted to expand their existing home with a comfortable new primary suite while improving the usability of their backyard through a covered patio area. The project was designed to add meaningful living space while integrating the improvements with the existing residence.
Beyond the addition itself, addressing the home's aging electrical system became an important part of the project. The upgrades provided the capacity needed for the new construction while significantly improving the electrical system serving the existing home.
Scope of Work

CoreFrame Builders managed the project through careful planning, coordination, and construction.
Project highlights included:
- Approximately 400-square-foot home addition
- New primary bedroom
- New bathroom
- Approximately 160-square-foot patio cover
- Residential electrical rewiring
- Existing electrical system improvements
- 100-amp panel replacement
- New 200-amp electrical panel
- Interior construction and finishing
- Final project completion
Each phase was coordinated to expand the home's living space while addressing the electrical requirements created by the new addition.
Construction Challenge
The primary construction constraint involved the home's existing electrical system. The residence was equipped with an older 100-amp Pushmatic-style electrical panel, which did not provide sufficient power capacity for the planned addition.
To address the issue, CoreFrame Builders upgraded the property to a 200-amp electrical panel and completed electrical rewiring as part of the project. This provided the necessary capacity for the new addition while significantly improving the electrical infrastructure serving the existing residence.

Materials & Construction
The project combined residential addition construction with electrical improvements and new outdoor living space to create a more functional home.
Construction included:
- New primary bedroom construction
- New bathroom construction
- Residential addition construction
- 160-square-foot patio cover
- Electrical rewiring
- 200-amp electrical panel upgrade
- Interior construction and finishing
Each improvement was carefully coordinated with the existing residence to support the homeowners' immediate needs while providing greater functionality for the future.
The Finished Result
The completed Upland project added approximately 400 square feet of new interior living space, including a new primary bedroom and bathroom, along with a 160-square-foot patio cover at the rear of the residence. The project also resolved the home's electrical limitations through rewiring and an upgrade from the existing 100-amp panel to a new 200-amp system.
The project progressed smoothly beyond the electrical constraints, and the homeowners were highly satisfied with the finished result. Their experience led to plans for an additional project with CoreFrame Builders
involving a whole kitchen remodel and kitchen expansion, which is currently in development.
